ICICI or Axis home loan: which is better?

Without a pre-approved offer, Axis is usually the cheaper of these two. Axis prices at 8% to 9.1% by credit score; ICICI's standard slabs run up to 10.05%, with 7.55% only for customers it has pre-approved.

Watch the timing, though. ICICI had already passed on October's repo hike; Axis had not, and resets quarterly. Add about a quarter of a point to Axis's card for a like-for-like comparison. On most profiles it still comes out lower.

Fees are high at both. ICICI charges up to 2%, Axis 1% with a ₹10,000 minimum. ICICI's edge is choice: fixed-rate periods from two to ten years, which Axis's card does not offer.

Pick ICICI if

  • ICICI has pre-approved you at its lowest rate
  • you want a fixed rate for the first few years

Pick Axis if

  • you are applying on a standard basis with a good CIBIL score
  • you want a narrower band, so the quote is less of a surprise

ICICI: Pre-approved from 7.55%; standard slabs 8.75% to 10.05% by amount and profile. Axis: Salaried and self-employed: repo + 2.75% to 3.85% by CIBIL score. Fees are before 18% GST and come from each lender's fee page, checked 11 Oct 2026; ICICI charges up to 2%; Axis charges 1% or ₹10,000, whichever is higher. Where a lender publishes only a ceiling ("up to"), the calculator opens with no fee on either side; enter the ones on your quotes.

After the October 2026 repo hike

RBI raised the repo rate from 5.25% to 5.50% on 7 October 2026. ICICI's card already carries the 0.25% rise; Axis's still did not on 10 Oct 2026, so today's gap flatters Axis. If it passes on the full hike, its typical rate becomes about 8.75% and Axis is cheaper by 0.25 points. Floating loans already running at either lender reset on the lender's own schedule, so existing borrowers feel it a few weeks apart.

Bigger lenders log more because they have more customers, so read the trend, not the raw count. ICICI leaves out complaints redressed within one working day. Axis leaves out complaints redressed within one working day. Read the trend and the ombudsman share rather than ranking banks on the raw count. What to ask before you sign

  • ICICI: pre-approved or standard slab, and the fee in rupees
  • Axis: whether the quote includes the October hike, and the next reset date

Then put both written quotes, with their fees, into the calculator at the top of this page, and try a prepayment on the home loan EMI calculator to see how the gap changes if you pay early.

More on each lender: the ICICI EMI calculator and the Axis EMI calculator, each with its full rate card by loan type. Every lender's home loan rate and fee is on the home loan interest rates page.
