SBI or ICICI home loan: which is better?

This is one of the wider gaps between big lenders. SBI's regular home loan runs 7.25% to 8.55% by credit score. ICICI's standard slabs sit well above that, up to 10.05%, with a 7.55% rate reserved for customers it has pre-approved.

ICICI's card already includes October's repo hike; SBI's did not when we checked. Even after SBI resets, a borrower on ICICI's standard table is likely to pay noticeably more. That is unless ICICI has pre-approved them.

ICICI earns its place with structure rather than price. It offers fixed-rate periods of two to ten years, priced separately. SBI has no fixed-period home loan on its card.

Pick SBI if

  • you are comparing on rate alone, from a standard application
  • you want the lowest processing fee: SBI caps it at ₹15,000 for salaried borrowers

Pick ICICI if

  • ICICI has pre-approved you at its lowest rate
  • you want a fixed rate for a few years, which SBI does not offer

SBI: Regular term loan by CIBIL score (EBLR 7.90%); Maxgain and top-up price higher. ICICI: Pre-approved from 7.55%; standard slabs 8.75% to 10.05% by amount and profile. Fees are before 18% GST and come from each lender's fee page, checked 11 Oct 2026; SBI charges 0.35%, min ₹5,000, max ₹15,000 (salaried); ICICI charges up to 2%. Where a lender publishes only a ceiling ("up to"), the calculator opens with no fee on either side; enter the ones on your quotes.

After the October 2026 repo hike

RBI raised the repo rate from 5.25% to 5.50% on 7 October 2026. ICICI's card already carries the 0.25% rise; SBI's still did not on 11 Oct 2026, so today's gap flatters SBI. If it passes on the full hike, its typical rate becomes about 8.00% and SBI is cheaper by 1 points. Floating loans already running at either lender reset on the lender's own schedule, so existing borrowers feel it a few weeks apart.

Bigger lenders log more because they have more customers, so read the trend, not the raw count. ICICI leaves out complaints redressed within one working day. SBI: recurring themes

  • Complaint: Slow home-loan processing: borrowers describe gaps between sanction and disbursal, and being passed between the branch and SBI's loan processing centre (RACPC). (Moneylife, ConsumerComplaints.in)

ICICI: recurring themes

Themes are listed only when two independent sources (court rulings, news or complaint forums) agree; treat them as things to check, not a verdict.

What to ask before you sign

  • ICICI: is the quote the pre-approved rate or a standard slab, and for which loan amount
  • ICICI: how original property documents are returned on closure
  • SBI: your CIBIL band and the disbursal time at your processing centre

Then put both written quotes, with their fees, into the calculator at the top of this page, and try a prepayment on the home loan EMI calculator to see how the gap changes if you pay early.

More on each lender: the SBI EMI calculator and the ICICI EMI calculator, each with its full rate card by loan type. Every lender's home loan rate and fee is on the home loan interest rates page.
