SBI or LIC home loan: which is better?

LIC Housing Finance is a housing finance company, not a bank, and that one fact explains most of the difference. On rate it is very competitive: 7.15% for a CIBIL score of 825 or more, and its own disclosure shows home loans contracted at an average of 7.46% between April and June 2026. SBI's regular loan starts at 7.25%.

Where they part ways is how the rate moves. SBI's loan is tied to its external benchmark, which follows the RBI repo rate on a set schedule. LIC HFL prices off its own prime lending rate and moves it on its own timing. Borrowers have complained that cuts did not reach existing loans unless they asked and paid a conversion fee, while rises came through on their own.

LIC HFL also sits outside the RBI Ombudsman scheme. An unresolved complaint goes to the National Housing Bank instead. That matters less than the rate for most people, but it is worth knowing before a 20-year commitment.

Pick SBI if

  • you want rate cuts to reach you on a known schedule, without asking
  • you want the RBI Ombudsman as your escalation route
  • you may need a car, personal or education loan from the same lender later

Pick LIC Housing Finance if

  • your CIBIL score is very high, where LIC HFL's grid starts below SBI
  • a lower upfront cost matters: LIC HFL charges a flat ₹5,000 on a ₹50 lakh loan, plus a technical fee

Bigger lenders log more because they have more customers, so read the trend, not the raw count. Read the trend and the ombudsman share rather than ranking banks on the raw count. SBI: recurring themes

  • Complaint: Slow home-loan processing: borrowers describe gaps between sanction and disbursal, and being passed between the branch and SBI's loan processing centre (RACPC). (Moneylife, ConsumerComplaints.in)

LIC Housing Finance: recurring themes

  • Complaint: Rate cuts not passed on to existing borrowers automatically: borrowers say they had to ask, and pay a conversion fee, while rises applied on their own. Check the reset and conversion clauses before you sign. (ConsumerComplaints.in, Voxya)

Themes are listed only when two independent sources (court rulings, news or complaint forums) agree; treat them as things to check, not a verdict.

What to ask before you sign

  • LIC HFL: which row of the CIBIL-by-loan-size grid you fall in
  • LIC HFL: how a fall in its prime lending rate reaches your loan, and what conversion costs
  • SBI: which CIBIL band applies, and the expected disbursal time

Then put both written quotes, with their fees, into the calculator at the top of this page, and try a prepayment on the home loan EMI calculator to see how the gap changes if you pay early.

More on each lender: the SBI EMI calculator and the LIC Housing Finance EMI calculator, each with its full rate card by loan type. Every lender's home loan rate and fee is on the home loan interest rates page.
