SBI or Bank of Baroda home loan: which is better?
Two large public-sector banks, priced so close that the difference is mostly timing. Bank of Baroda's repo-linked rate went up on 8 October with RBI's hike; SBI's external benchmark had not moved by 11 October. So SBI's 7.75% typical rate is a pre-hike number and BoB's 8% is not. Expect the two to sit almost level once SBI resets.
The bands differ at the edges. SBI runs 7.25% to 8.55% by CIBIL score; BoB runs 7.45% to 9.2%, so a weaker profile can pay more at BoB. Fees are close: both cap the processing fee at ₹15,000 on a ₹50 lakh loan, and BoB charges a minimum of ₹8,500.
Both offer an overdraft-style home loan where spare cash in a linked account reduces interest: SBI MaxGain and Bank of Baroda's Home Loan Advantage. Each prices it above its plain term loan, so compare the overdraft versions with each other, not with the headline rate.
Pick SBI if
- your credit score is average, where SBI's lower ceiling helps
- you want the biggest branch and processing-centre network
Pick Bank of Baroda if
- you want a card that already includes the October hike, so the quote will not move up soon
- you bank with BoB and can get a spread near its floor

SBI: Regular term loan by CIBIL score (EBLR 7.90%); Maxgain and top-up price higher. Bank of Baroda: BRLLR 8.15% (from 8 Oct 2026) − 0.70% to + 1.05%, salaried and non-salaried. Fees are before 18% GST and come from each lender's fee page, checked 11 Oct 2026; SBI charges 0.35%, min ₹5,000, max ₹15,000 (salaried); Bank of Baroda charges 0.5% up to ₹50 lakh (max ₹15,000), 0.25% above (max ₹25,000); min ₹8,500. The calculator opens with both fees filled in.
After the October 2026 repo hike
RBI raised the repo rate from 5.25% to 5.50% on 7 October 2026. Bank of Baroda's card already carries the 0.25% rise; SBI's still did not on 11 Oct 2026, so today's gap flatters SBI. If it passes on the full hike, its typical rate becomes about 8.00% and the two lenders price the same. Floating loans already running at either lender reset on the lender's own schedule, so existing borrowers feel it a few weeks apart.

SBI: recurring themes
- Complaint: Slow home-loan processing: borrowers describe gaps between sanction and disbursal, and being passed between the branch and SBI's loan processing centre (RACPC). (Moneylife, ConsumerComplaints.in)
Themes are listed only when two independent sources (court rulings, news or complaint forums) agree; treat them as things to check, not a verdict. For Bank of Baroda we found no loan theme that met that bar.
What to ask before you sign
- Both: the overdraft variant's rate (MaxGain or Baroda Advantage) if you plan to park surplus cash
- SBI: whether the quoted rate will reset upward when its benchmark catches up
- BoB: your spread over its repo-linked rate (BRLLR) and the reset dates
Then put both written quotes, with their fees, into the calculator at the top of this page, and try a prepayment on the home loan EMI calculator to see how the gap changes if you pay early.
More on each lender: the SBI EMI calculator and the Bank of Baroda EMI calculator, each with its full rate card by loan type. Every lender's home loan rate and fee is on the home loan interest rates page.
