Usual LIC Housing Finance EMI rates (indicative)
LIC Housing Finance is a housing finance company (HFC), not a bank. It is promoted by Life Insurance Corporation of India and regulated by RBI, with the National Housing Bank supervising HFCs. Its home-loan page prices salaried borrowers by CIBIL score and loan size: 7.15% for a score of 825 or more on loans up to ₹5 crore, 7.60% for 750 to 774 on loans up to ₹1 crore, and 8.10% for 700 to 724. Scores of 600 to 699 price from 8.90%, and below 600 from 9.70%, up to 10.15% on the largest slab. Self-employed borrowers pay about 0.15% to 0.25% more on the same row, 7.30% to 10.30%.
LIC HFL is essentially a home-loan lender. It also offers plot, construction, renovation, top-up, and loan-against-property schemes, but no car, personal, or education loans, so this page has a home-loan tab only. Its disclosure for April to June 2026 shows Griha Prakash home loans contracted at 7.15% to 10.25%, with an average of 7.46%. Salaried borrowers can repay over up to 30 years and self-employed borrowers over up to 25.
This calculator uses monthly reducing-balance EMI math. The lowest card rate needs a very high CIBIL score, so paste the rate from your LIC HFL sanction letter once you have it.
Once credit, LTV, and loan amount are applied, private-bank standard slabs often land in the mid-to-high 8%s while public-sector cards stay in the 7%s for strong scores. Car loans commonly price above housing. Unsecured personal loans sit higher still and widen sharply with credit score and employer category. Education loans depend heavily on the institute and on collateral.
Under RBI external-benchmark rules, many floating retail loans reset when the policy repo moves. Your customer rate is typically benchmark + spread, which is why two applicants at the same bank can see different EMIs on the same loan amount.
Public rate cards are not a sanction. Replace the calculator default with the Key Facts Statement or sanction letter rate, then stress +0.5% to +1% before you lock tenure.
Compare identical principal and months across banks, include documented fees in total outflow, and confirm prepayment and foreclosure language on the letter before you pay processing charges.

LIC Housing Finance complaints record
What LIC Housing Finance reported in the complaints disclosure RBI requires in every annual report. These are the lenders' own audited figures, not reviews. RBI's ombudsman report gives totals by bank group only, so this is the one public count per lender.
| FY 2025-26 | LIC Housing Finance |
|---|---|
| Complaints received | 3,073 (-12%) |
| Escalated to the RBI Ombudsman | Outside the scheme |
| About loans and advances | Not in top five |
Change is against the year before. Bigger lenders log more complaints because they have more customers, and each lender counts slightly differently. Read the trend and the ombudsman share rather than ranking banks on the raw count. Sources: LIC Housing Finance 37th Annual Report 2025-26, pp. 306–307 (note A10).
Housing finance companies are outside the RBI Integrated Ombudsman Scheme. Complaints about LIC Housing Finance that it does not resolve go to the National Housing Bank, which publishes no lender-level figures.
What borrowers report
Public signals only, each linked to where it comes from. App ratings rate the app, which most people use for payments and savings, so they say little about the loan unless the app is the loan's own.

LIC Housing Finance: recurring themes
- Complaint: Rate cuts not passed on to existing borrowers automatically: borrowers say they had to ask, and pay a conversion fee, while rises applied on their own. Check the reset and conversion clauses before you sign. (ConsumerComplaints.in, Voxya)
A theme is listed only when we found it in more than one independent place: consumer-court rulings, news reports or complaint forums. Forums draw people with a grievance, so read these as risks to check on your sanction letter, not as a verdict on the lender.
Key takeaways
- LIC HFL home loan EMI planning at 7.15% to 8.10% covers salaried borrowers with a CIBIL score of 700 or more; lower scores and self-employed borrowers price higher.
- Rates follow LIC HFL's own LHPLR, not the repo rate directly, so check how your loan resets.
- Flat processing fees make LIC HFL cheaper to enter than lenders charging a percentage on large loans; still add them to total outflow.
- Match principal and months when comparing LIC HFL with SBI or HDFC so a longer loan cannot make the EMI look cheaper.
Worked example: ₹ 50,00,000 at 7.6% for 20 years
EMI ≈ ₹ 40,586. Over 240 months you would pay about ₹ 97,40,628 in total, of which roughly ₹ 47,40,628 is interest if you make no prepayments and the rate stays constant. Raise the rate toward the top of the usual LIC Housing Finance home band (7.15% to 10.15%), or add a lump sum under Prepayments, to see how much the total interest changes. Then replace the rate with the figure on your sanction letter.
Formula: Same reducing-balance EMI formula banks use: E = P × r × (1+r)^n ÷ ((1+r)^n - 1), with r as monthly rate and n as months. Property taxes and insurance are not included in EMI unless you add them separately.
