SBI or Axis home loan: which is better?

SBI is cheaper on both rate and fees for most borrowers. Its regular home loan runs 7.25% to 8.55%; Axis prices at repo plus 2.75% to 3.85%, or 8% to 9.1%. The fee gap is bigger still: Axis charges 1% with a ₹10,000 minimum, which is ₹50,000 on a ₹50 lakh loan, against SBI's ₹15,000 cap.

Neither card had moved for October's repo hike when we checked. Axis resets repo-linked loans once a quarter, on the 25th of the quarter's last month, so its borrowers feel the hike in late December.

Before choosing Axis, look at what borrowers report. Consumer commissions have found against it over disbursal delays, and borrowers dispute the pre-EMI and broken-period interest charged before the first full EMI. Ask how both are handled before you sign.

Pick SBI if

  • you are comparing on total cost: SBI's fee is a fraction of Axis's
  • your credit score is good but not top-tier

Pick Axis if

  • you bank with Axis and it offers to waive or cut the fee
  • your CIBIL score is above 750, where Axis prices at its lower table

After the October 2026 repo hike

Neither card had moved for RBI's 0.25% repo hike of 7 October 2026 when we checked. Expect both to rise by about that much, which leaves the gap between them roughly where it is. Stress the EMI at +0.5% before you lock a tenure.

Bigger lenders log more because they have more customers, so read the trend, not the raw count. Axis leaves out complaints redressed within one working day. SBI: recurring themes

  • Complaint: Slow home-loan processing: borrowers describe gaps between sanction and disbursal, and being passed between the branch and SBI's loan processing centre (RACPC). (Moneylife, ConsumerComplaints.in)

Axis: recurring themes

Themes are listed only when two independent sources (court rulings, news or complaint forums) agree; treat them as things to check, not a verdict.

What to ask before you sign

  • Axis: the fee in rupees, and whether any part is waived
  • Axis: how pre-EMI and broken-period interest are charged before your first full EMI
  • SBI: the disbursal time at your processing centre

Then put both written quotes, with their fees, into the calculator at the top of this page, and try a prepayment on the home loan EMI calculator to see how the gap changes if you pay early.

More on each lender: the SBI EMI calculator and the Axis EMI calculator, each with its full rate card by loan type. Every lender's home loan rate and fee is on the home loan interest rates page.
